This is a secluded home, and a lovely place for families with children, and small groups of friends to enjoy spending quality time together. It is a great place to relax and get back to nature. Beautiful hikes across private forested land that links up to the Sugar Hill State Park, kayaking and canoeing within 10 minutes drive of the house. Lovely fall colors and stunning views over rolling hills. Great winter sports area for X-country skiing, snowmobiling, snow-shoeing, 45 minute drive to 3 downhill ski resorts. Located between Seneca and Keuka Lakes with proximate access to swimming and boating and just two miles from the Farm Sanctuary which offers daily tours to visit the farm animals. A 10 minute drive to Watkins Glen State Park, and short drive to Mennonite wood-workers, antique shops, and organic locally grown produce stores. Down the road from multiple vineyards and wineries that offer daily wine tasting year round. Unique octagonal-design 3-bedroom house with a gorgeous view over rolling hills. There are 22 floor-to-ceiling windows throughout the house looking out into the forest. Wake up to see the trees and wildlife who approach the house: deer, rabbits and hummingbirds are regular visitors. Located down a winding driveway and away from the road. Two full bathrooms. Lovely sunroom for afternoon reading with a quiet cup of tea or glass of wine. The main bedroom has a king-size pillowtop mattress, and there are two guest bedrooms: one equipped with luxurious full size Japanese-style futon, the other with two twin futons great for kids or can be placed together for a king size futon. Mini-split AC units in the main bedroom and the living room / kitchen area, fans available for the two guest bedrooms. The master bathroom and all 3 bedrooms have radiant heated floors that are wonderful in the fall and winter. All sheets and towels are provided. The kitchen has an open layout, and is fully equipped with utensils, dishwasher, microwave, full-size gas stove and oven, toaster, waffle-maker, coffee maker, electric kettle, dishes, pots and pans. The living room has two futon couches that can open out to two queen-size beds and a 'chair-and-a-half' that opens into a twin bed for extra sleeping space if needed. The living room has two sets of sliding glass doors that open onto a beautiful wrap-around porch with gorgeous views over rolling hills and forest. A beautiful outdoor natural cedar hot tub that can accommodate 6 people is installed in the deck and overlooks the hills--great to use fall, winter, spring and summer! Outside, there is a small gazebo lovely for breakfast. Two kayaks and snow shoes are available at the house for renters to use. The house has a washer and dryer, BBQ, kitchen has dishwasher, microwave, full-size gas stove and oven, toaster, coffee maker, electric kettle, dishes, pots and pans. DVD movie-quality Projector System for watching movies in the evenings and a large collection of DVDs. Several DVD rental places in Watkins Glen. TV with basic channels and wi-fi throughout the house. The property has a very large fenced-in area which is ideal if you bring your dog.
